"We set out to create a welcoming and familiar environment, which inspired us to approach the project as if it were a private home," says Christine Gachot, co-founder of the firm. Divided into the Living Room, Den, Library, and Evening Bar, the vibe is nothing if not downtown-loft-of-your-dreams. The design blends Scandinavian and American mid-century furniture in a neutral palette, with textural accents like velvety hide rugs and nubby, homey throws. The contents are at once stylish and decidedly homegrown: a gallery wall at one end of the room features art from local galleries such as Robin Rice Gallery, while designers including Brooklyn-based artisan Tara Chapas provided the furniture.

The den is a mix of cozy and sleek, with a fireplace clad in custom-crafted terracotta Guastavino tile casting its heat over a clean-lined sitting area that converges upon a Milo Baughman-style cocktail table. Just behind it, the blue leather-paneled mahogany bar is presided over by a four-panel mural depicting historical TriBeCa by Brooklyn-based artist Matthew Benedict. Low-slung sofas, midcentury lb Kofod-Larsen chairs, and upholstered vintage settees complete the loungey scene.

Next up for the 14-floor hotel? A design overhaul of the rooms, with handcrafted furniture from New York-based millworkers and original works of art, set to debut in early 2015.
